La GPA est la première garantie travaux. Pendant l’année qui suit la réception des travaux, vos clients bénéficient de la garantie de parfait achèvement (GPA). Celle-ci est valable pendant l’année suivant la réception des travaux. Elle impose la réparation de tout défaut et vices cachés signalés au maître de l’ouvrage, qui a réalisé les travaux, et ceci quelles que soient leur importance et leur nature. Cependant, elle ne s’applique pas aux dommages résultant de l’usage des occupants et de l’usure normale de l’ouvrage.

Cette assurance couvre notamment :

Les canalisations,
Les tuyauteries,
Les revêtements,
Les portes et les fenêtres.

Pour faire valoir leurs droits, vos clients doivent signaler ces désordres au moyen de réserves mentionnées au procès-verbal de réception, soit par notification écrite pour ceux révélés postérieurement à la réception.

Comprendre la garantie biennale dans le cadre des garanties travaux

Pendant les 2 ans qui suivent la réception des travaux, vos clients bénéficient de la garantie biennale, une garantie travaux essentielle. Celle-ci impose au maitre de l’ouvrage de réparer ou remplacer les éléments d’équipement qui ne fonctionnent pas correctement compte tenu d’une usure normale, et qui peuvent être enlevés sans dégrader le bâti. Cette garantie assure le bon fonctionnement de l’ouvrage, elle ne prend pas en compte les potentiels défauts d’entretien.

Elle couvre donc par exemple les interphones, ballons d’eau chaude, chaudières, climatiseurs, plafond suspendus, moquette, plomberie, etc.

La dernière garantie travaux à connaître : la garantie décennale

Durant les 10 ans qui suivent la réception des travaux, vos clients bénéficient de la garantie décennale, une garantie travaux indispensable.
Celle-ci impose au maître d’ouvrage de réparer les dommages survenus au cours du temps qui remettent en cause la solidité de l’ouvrage ou rendent la construction impropre à sa destination. Pour faire jouer cette garantie il faut que le dommage affecte l'un des éléments constitutifs ou l'un des éléments d'équipement. Elle peut aussi entrer en jeu si l'élément endommagé fait indissociablement corps avec un élément du clos-couvert (ensemble des éléments assurant l'étanchéité à l'eau et à l'air d'un bâtiment).

Au-delà des 10 ans après la réception de votre ouvrage, vous serez déchargé des responsabilités et garanties qui pèsent sur vous à raison des désordres qui peuvent se manifester sur votre ouvrage.

Pendant l’année qui suit la réception des travaux, vos clients bénéficient de la garantie de parfait achèvement (GPA). Celle-ci est valable pendant l’année suivant la réception des travaux. Elle impose la réparation de tout défaut et vices cachés signalés au maître de l’ouvrage, qui a réalisé les travaux, et ceci quelles que soient leur importance et leur nature. Cependant, elle ne s’applique pas aux dommages résultant de l’usage des occupants et de l’usure normale de l’ouvrage.

La garantie biennale

Pendant les 2 ans qui suivent la réception des travaux, vos clients bénéficient de la garantie biennale. Celle-ci impose au maitre de l’ouvrage de réparer ou remplacer les éléments d’équipement qui ne fonctionnent pas correctement compte tenu d’une usure normale, et qui peuvent être enlevés sans dégrader le bâti. Cette garantie assure le bon fonctionnement de l’ouvrage, elle ne prend pas en compte les potentiels défauts d'entretien.

Elle couvre donc par exemple les interphones, ballons d'eau chaude, chaudières, climatiseurs, plafond suspendus, moquette, plomberie, etc.

La garantie décennale

Durant les 10 ans qui suivent la réception des travaux, vos clients bénéficient de la garantie décennale.
Celle-ci impose au maître d’ouvrage de réparer les dommages survenus au cours du temps qui remettent en cause la solidité de l’ouvrage ou rendent la construction impropre à sa destination. Pour faire jouer cette garantie il faut que le dommage affecte l’un des éléments constitutifs ou l’un des éléments d’équipement. Elle peut aussi entrer en jeu si l’élément endommagé fait indissociablement corps avec un élément du clos-couvert (ensemble des éléments assurant l’étanchéité à l’eau et à l’air d’un bâtiment).
